Lausanne's Underground Dorm Market

Switching dorms at the end of my second year in Lausanne was already a headache, so I can only imagine what it's like for someone arriving with no connections here.
Like most student cities, Lausanne has a real housing problem. What's specific to here is that, unlike in the US or UK, the universities don't actually own the dorms. They're run either by independent foundations like FMEL and FSLE (which work with the universities but stay autonomous), or by private real estate agencies like Gerofinance, deRham, and so on. So there's no central system you can apply to and just get a room.
That fragmentation is only part of the issue. The bigger problem is that very little actually comes back on the public market each year, and there are a few reasons for that.
FMEL contracts have a duration of maximum 3 years and renew automatically normally. When I arrived in 2022 it was still 5 years, meaning students doing a bachelor's + a master's could stay in the same dorm the whole way through. As a result, very little frees up each year. Students who go abroad on their 3rd year or during their master's usually sublet rather than give the room up. Lease takeovers aren't allowed at FMEL, but they're really common in other dorms as most students looking to leave early (often before the summer) find someone to take over the lease so they don't pay rent on an empty room.
Either way, the point is: very few rooms come back on the market each year. It's handed off person-to-person before anyone official knows it's available.
So, my advice is go to the forums and group chats listed below. Sublets, releases, and good leads get shared there daily or weekly. It's your best shot at actually getting in.

But the real holy grail is the dorms' own private group chats. Most dorms have their own student-run WhatsApp or Telegram group. People chat about daily stuff there, but more importantly that's where takeover and sublet offers go up first, and they generally don't last. When I left Silo Bleu and posted my room on Facebook, I had 15+ messages in under 6 hours — so you can imagine how fast it moves inside the dorm itself. I can't share these groups since they're private, but if you know anyone already living there, ask them to add you.
